A recent article in The Times highlights the growing expectation among market consumers to find an informative floor plan included in property details provided by estate agents.
This particular article does much to enlighten potential buyers as to the usefulness of floor plans and how they can extract the most value from them. From the seller’s view point, of course, armed with the knowledge that buyers expect to see a floor plan, they in turn increasingly expect to be offered one as a marketing aid by their chosen estate agent.
Some of the points made by the writer have been used many times before to communicate the benefits of plans – visual comparisons, getting a feel for the layout and orientation of the property, furniture planning etc, etc. But there are also a number of fresh views such as potentially unmasking the property’s ‘history’ with hints of how to spot where there may have been an extension, as well as how to identify ‘dead space’. They also stress that floor plans are not architect drawings and shouldn’t be considered as such.
In mentioning the "two-dimensional" aspect of standard plans, it appears that this particular journalist isn't aware of the increasing use of interactive and 3D plans, both of which are quickly and easily generated direct from Metropix classic 2D plans. In fact, only recently we announced that our interactive plans (PicturePlus) now form part of our standard offering - a decision taken (in part) following The Digital Property Group's finding that a surprising 32% of consumers surveyed in their recent poll deemed interactive plans 'essential'.
However, a potentially misleading statement within the article is the suggestion that agents would only use measurements provided by a third-party within their property descriptions when in fact the majority of agents are competently capturing this data in-house every time they list a new instruction.
